In addition to a strict observance of Prudential's Standard of Excellence, the Realtors Code of Ethics, and applicable Nevada State Law, I will also, AT A MINIMUM, and in the timeliest manner possible:
1.) Develop, communicate, and negotiate, all offers, counter offers, addenda, and/or brokerage agreements with authorized agents, brokers, and/or principals.
2.) Present to, and receive from, authorized agents, brokers, and/or principals, all offers, counter offers, and addenda.
3.) Acknowledge receipt/delivery of all offers, counter offers, and addenda, from/to authorized agents, brokers, and/or principals; and upon acknowledgement, provide an estimate of (a) when the offer, counter offer or addenda can be presented, and (b) when a written response may be forthcoming.
4.) Receive communications and answer questions related to any listing I represent, or to the listing’s transaction, from authorized agents, brokers, and/or principals.
5.) Attend or facilitate property access, inspections, appraisal, and/or close of escrow, with appropriate principals’ authorization, and when principals or circumstances deem necessary.
6.) Personally view (time allowing) any real property to be listed and include all pertinent info, current and updated, in the MLS.
7.) Compile, review, and provide all offers, counter offers, and addenda, including those satisfying or waiving any contingencies, with all required signatures, to all parties necessary to complete the transaction, including Lenders/Processors, Title/Escrow Companies, Appraisers, Agents, Brokers, and/or Principals, by close of escrow.
I will also include an extensive home warranty with all residential listings and sales. The warranty includes a base plan to provide coverage during the listing and escrow period; and a first class upgrade, along with a custom upgrade of the Buyers choice, that provides additional coverage for the first year of home ownership.
